The community has been expanding southward for over three decades, which means the north and south sides of The Villages are genuinely different experiences. For this guide, we're using CR 466 as a rough dividing line:

• North of CR 466: The original Villages, anchored by Spanish Springs town square. Homes built mostly in the 1990s and early 2000s.
• Between CR 466 and CR 466A: The middle zone, home to Lake Sumter Landing and many of the most popular neighborhoods.
• South of CR 466A (and south of SR 44): The newest development, anchored by Brownwood Paddock Square and continuing to expand.

Most people say "north" to mean the original area near Lady Lake and Spanish Springs, and "south" to mean everything near Brownwood and beyond.

The North Side: Spanish Springs and the Original Villages

Character and Atmosphere

The north side has the feel of a place that's been lived in and loved for a long time. Trees have matured, gardens are established, and there's a settled quality that newer construction can't fake. Spanish Springs town square — the original entertainment center — sits at the heart of this area.

The vibe here is classic Florida retirement community done right. The pace is a little slower, neighbors have known each other for years, and there's genuine community continuity.

Home Styles

Homes in the north are generally smaller by today's standards — 1,200 to 1,800 square feet is common. Floor plans are older, which sometimes means smaller bathrooms, fewer garage spaces, and layouts that feel a bit dated. That said, many homes have been renovated over the years, and you can find charming, well-maintained rentals at lower price points than the south.

Rental Costs

The north side typically offers the most affordable rentals in The Villages. If budget is a priority, this is where you look first. You'll trade some newness and square footage for meaningful savings — often $300-$600 less per month during peak season.

The South Side: Brownwood and Beyond

Character and Atmosphere

The south side feels newer — because it is. Streets are wider, homes are larger, and everything has that fresh-construction shine. Brownwood Paddock Square has a distinctly different atmosphere than Spanish Springs — more country-western than Mediterranean, with a livelier, slightly younger crowd.

Home Styles

South Villages homes run larger — 1,800 to 2,500+ square feet is common, with modern floor plans, open-concept living, and updated kitchens as standard features. Garages are typically larger, lanais are more spacious, and primary suites are considerably bigger.

If you're used to modern construction and want that "like-new" rental feel, the south side delivers.

Rental Costs

The south side generally runs higher than the north. Peak season rates for a nice 3-bedroom south of 466A can easily run $500-$800 more per month than a comparable older north-side home.

The Middle: Lake Sumter Landing Zone

For many visitors, the sweet spot is the area between CR 466 and CR 466A — close enough to Lake Sumter Landing to cart to the square, newer than the original north side, but without the full premium of the newest south-side construction.

This area consistently ranks as the most in-demand rental zone in The Villages, which means booking early is essential.
