Village of Hillsborough

Just north and east of Spanish Springs, Hillsborough is another established neighborhood with solid cart access to the square. A good choice for visitors who want Spanish Springs as their primary entertainment hub.

Village of Buttonwood

Buttonwood is a larger neighborhood with good cart connections in multiple directions. It's close enough to Spanish Springs for regular evening visits but also within reasonable cart range of Lake Sumter Landing. This dual access makes Buttonwood one of the more sought-after locations in the older sections.

Lake Sumter Landing is widely considered the crown jewel of the three squares, and neighborhoods within easy cart distance are highly competitive during peak season.

Village of Duval

Village of Chatham

Chatham is another centrally located neighborhood with good access to the Lake Sumter Landing area. Cane Garden Country Club — one of the most popular gathering spots in The Villages — is nearby.

Village of Bonita

South of Lake Sumter Landing but still within comfortable cart range, Bonita offers newer construction than the neighborhoods immediately around the square. A reasonable choice if the closest neighborhoods are booked.

Best Neighborhoods Near Brownwood Paddock Square

Village of Fenney

Fenney is one of the most popular neighborhoods near Brownwood, offering newer homes on cart-friendly streets that connect to the square. The golf courses accessible from Fenney are excellent.

Village of Marsh Bend

Marsh Bend sits south of Brownwood and offers newer construction. The area is quieter than Fenney but still within manageable cart range of Brownwood.

Village of DeLuna

DeLuna provides cart access to Brownwood and is close to some of the newer recreation facilities in the southern Villages.

The sweet spot is under 2 miles. Most golf carts travel 12-15 mph, so a 2-mile cart ride is roughly 8-10 minutes. Anything under that feels like a quick jaunt.

Check the cart path, not the road distance. GPS might show 1.5 miles, but the cart path could be 2.5 miles due to routing through neighborhoods. Ask your host specifically about the cart path distance to the nearest town square.
