How do I sign up?
Click "Start My Free Listing" to create an owner account. No credit card is required during the free-through-2026 promotion. The listing wizard then walks you through property details, photos, rates, availability, and your public contact preferences.
Can I list more than one property?
Yes. You can add and manage more than one Villages property from the owner portal. Confirm the current promotion and future annual listing terms for each property before a paid renewal.
How is this different from a property manager?
Stay The Villages is a self-service listing platform, not a property manager. We provide the listing and owner tools; you handle inquiries, renter selection, the lease, rent collection, and property operations. Property-manager services and pricing vary, so compare each provider's current written quote and scope.
What does the AI actually do?
The wizard can use available public property data to suggest details and draft listing copy. It can also suggest editable seasonal rates from available market inputs. You are responsible for confirming every property fact, claim, rate, and term before publishing.
What is Smart Pricing?
Smart Pricing provides editable rate suggestions using available market and property inputs. It is a planning aid, not a guarantee of demand, occupancy, rent, or income. You set and approve the rates shown on your listing.
Can I cancel my listing?
Listing is free through December 31, 2026. After the promotion, the model is a flat annual listing fee rather than a percentage of rent. The current annual price and renewal terms must be shown before any paid renewal.
Do you handle bookings or collect rent?
No. Stay The Villages does not accept renter payments or take a percentage of the rent. You decide whom to rent to and handle the lease, payment arrangements, deposits, taxes, and property management directly. Optional owner tools can help organize parts of that workflow.
How does the digital lease signing work?
You create a lease from a template (or let AI generate one), enter the renter's details, and send a magic link. The renter opens it on their phone, reviews your house rules and the lease, then draws their signature with their finger. Government-ID uploads are currently paused and are not required to sign. A signed PDF is generated for the lease record.
How does review collection work?
After a stay, an owner can send a review link. The renter does not need the mobile app to respond. Submitted reviews remain subject to the platform's current display and moderation rules.
How long until my listing is live?
Timing depends on how quickly you verify the property information, add accurate photos, set rates and availability, and complete the required listing fields. The wizard is self-service, but accuracy matters more than speed.
