The Villages has never stopped growing. Since the first homes were built in the 1980s near Lady Lake, the community has expanded steadily southward — and it continues to push into new territory south of SR 44.

For renters, the newest neighborhoods offer compelling advantages — and some trade-offs worth knowing about.

What "New" Means in The Villages

When we say new, we generally mean neighborhoods developed in the last five years in areas south of SR 44. The current edge of development extends further south each year. Brownwood Paddock Square has been established for about a decade now — many neighborhoods around it are no longer "new" in the same sense.

What Is Different About the Newest Neighborhoods

Home Design

The newest construction reflects current building trends. Open floor plans are standard — you won't find the compartmentalized rooms of older Villages homes. Kitchen islands are larger, primary suites are more generous, and garages accommodate two vehicles plus golf cart storage.

Energy efficiency has also improved significantly. Newer homes have better insulation, more efficient HVAC systems, and hurricane-resistant construction to current Florida building codes.

Amenity Pools and Recreation Centers

Each new area gets new recreation centers and amenity pools designed to current standards. These facilities are typically larger and more modern than older rec centers, with newer fitness equipment, larger pool complexes, and more court space.

Infrastructure

Streets are wider, cart paths are freshly paved, and utility infrastructure is underground. These small things add up to a noticeably different feel from the original northern neighborhoods.

Current Newest Areas

South of SR 44

The development south of SR 44 represents the current frontier. Village of DeLuna, Village of Antonia, and several adjacent neighborhoods are representative of this newest generation.

The Trade-Offs

Ongoing construction nearby: Some neighbors may be in actively developing sections. Construction noise runs roughly 7am to 5pm weekdays.

Less established landscape: New homes have newer plantings. The towering oaks and mature palms of the north side don't exist here yet.

Distance from older amenities: The newest areas are furthest from some beloved Villages institutions. Spanish Springs requires a longer cart ride.

Who Should Rent in the Newest Areas

The newest developments are ideal for visitors who want the most modern home possible, are drawn to Brownwood's atmosphere, appreciate newer recreation facilities, and enjoy the energy of a developing community.

They're less ideal for visitors who want mature landscaping, need close cart access to Lake Sumter Landing or Spanish Springs, or are sensitive to construction noise during the day.
