Methodology and limitations
Only published, non-demo homes belonging to active owners are included; test and draft slugs are excluded. Each home contributes its lowest eligible asking price once per billing unit and calendar month. Rates must be marked available, not expired, and have valid overlapping start and end dates for the monthly table. Undated rates can contribute to the overall catalog summary only.
Monthly and weekly prices are never converted. Medians are withheld below three priced homes. Pet and cart counts use explicit owner fields; unknown is not “no.” The sample is not representative of all rentals in The Villages. “Available” is an owner-entered rate status, not a guarantee that dates are unbooked. Fees, taxes, deposits, pet restrictions and minimum terms require owner confirmation.
The CSV contains the same full-sample monthly summary on each research page, not a separate filtered dataset. It contains no private owner details. Aggregate data is offered under CC BY 4.0; listing photos and descriptions are excluded from that license.
