The catch: Summer in central Florida means heat, humidity, and afternoon thunderstorms. The community is quieter in summer with fewer seasonal residents around. Some clubs and activities scale back.

Annual Lease (12-Month Commitment)

Best for: People who know they love The Villages and want the lowest monthly rate

An annual lease is the best per-month value. You're committing to a full year, which gives the owner stability and gives you pricing that's a fraction of seasonal rates.

What you get: The lowest monthly rent. Year-round access to everything. Time to truly settle into the community, join clubs, build routines. Some annual rentals come furnished; many don't.

The catch: You're locked in for 12 months. You'll experience the full Florida summer. Utilities are typically not included, so your actual monthly cost is rent plus $200-400/mo in utilities plus the amenity fee.
