What the Amenity Fee Covers

The Villages amenity fee is approximately $189 per month per household. It's a flat fee — the same whether you live in a two-bedroom villa or a four-bedroom designer home. Here's what it unlocks:

Recreation Centers (100+)

Every recreation center includes fitness equipment, a pool (usually with a hot tub), and meeting rooms. Many have specialty facilities — woodworking shops, art studios, pottery kilns, computer labs, and ballrooms. You can walk into any rec center in The Villages with your resident ID card.

Golf Courses (54)

The Villages has 54 golf courses. Executive courses (par-3 and short par-4) are free with the amenity fee — just show up, check in with your card, and play. Championship courses (full 18-hole regulation courses) charge separate green fees, typically $30-50 per round.

For casual golfers, the executive courses alone are worth the amenity fee. You could play a different course every week for a year and still not repeat.

Pools (800+)

Every neighborhood has at least one pool, and most recreation centers have their own pool and hot tub. Many offer lap swimming, water aerobics classes, and open swim. The pools are heated in winter and maintained year-round.

Sports Facilities

Pickleball courts, tennis courts, softball fields, bocce ball courts, horseshoe pits, billiard rooms, bowling lanes — the amenity fee covers all of it. No per-use charges.

Nightly Entertainment

All three town squares — Spanish Springs, Lake Sumter Landing, and Brownwood Paddock Square — have free live entertainment every night. Professional bands, covered stages, outdoor dancing. No cover charge, no tickets.
