Check-in is at 3:00 PM and check-out is 10:00 AM on the last day of rental. Guests shall return all keys, garage door openers, and golf cart keys at departure. Replacement charge of $50 per item for any lost keys or openers. No smoking anywhere on the property including the lanai and garage. The Villages is an active 55+ Senior Community. Young visitors (under 19) are welcome for limited stays per community guidelines. Quiet hours are from 10:00 PM to 8:00 AM. Please be respectful of neighbors. No parties, events, or gatherings exceeding 6 guests without prior written approval. Golf cart is for use within The Villages only. All drivers must be 18+ with a valid driver's license. Golf cart must be plugged in after each use. Garbage and recycling must be placed at the curb by 6:00 AM on scheduled pickup days. Report any maintenance issues or property damage immediately to the landlord.

- Full refund of rent if cancelled at least 60 days before check-in
- 50% refund of rent if cancelled between 30-60 days before check-in
- No refund if cancelled less than 30 days before check-in, except as required by law
- Cleaning fee and Resident ID fee are non-refundable

- No refund for early departure, except as required by law

Additional guests require prior approval and may incur additional charges. Applicable rental taxes are calculated for each lease based on the rental term and the property's taxing jurisdictions. Utilities are not included in the rental rate unless otherwise stated in writing. The $200 Cleaning Fee is non-refundable. A $50 fee for 2 Temporary Resident IDs (Lifestyle IDs) is available. These IDs provide full resident privileges including access to all recreation centers, pools, discounted golf fees, and discounts at local venues. Accepted payment methods: Zelle, Personal Check.
Subletting
Subletting, subleasing, or assignment of this rental agreement is strictly prohibited without prior written consent from the landlord. Unauthorized subletting is grounds for immediate lease termination and forfeiture of the security deposit. Short-term vacation rentals (e.g., Airbnb, VRBO) are not permitted under any circumstances.

We really enjoyed our stay at 1878 Adair D. in the Villages. It was easily accessible to shopping and entertainment. The house was spacious and well equipped. The neighborhood was quiet and very neat. We hope to return. Don and Julie

We had the most positive experience with Pat, the woman we rented from in the Villages. Two couples shared the home and we had plenty of room, especially enjoyed the outdoor relaxing space with sofa and chairs along with cafe table We cooked in quite a bit and used the outdoor grill several times. The kitchen was nice with a lot of counter space. The home was close to the pool, an easy cart ride or walk. The cart was a very nice and included with the rental
