Active 55+ senior community · Young visitors allowed for limited stays
Check-in is at 3:00 PM, and check-out is at 10:00 AM on the last day of rental. No smoking anywhere on the property, including the lanai and garage. The Villages is an active 55+ senior community. Young visitors (under 19) are welcome for limited stays per community guidelines. Quiet hours are from 10:00 PM to 8:00 AM. Please be respectful of neighbors. No parties, events, or gatherings exceeding 4 guests without prior written approval. If the optional golf cart is rented, it is for use within The Villages only. All drivers must be 18+ with a valid driver's license. The golf cart must be plugged in after each use. The renter is responsible for any golf cart damage resulting from misuse, negligence, or unauthorized drivers. Guests shall return all house keys and garage door openers at the departure. If the optional golf cart is rented, all golf cart keys must also be returned. The replacement charge is $50 per item for lost keys or openers. Garbage and recycling must be placed at the curb by 6:00 AM on scheduled pickup days. Report any maintenance issues or property damage immediately to the landlord.

- 50% refund of rent if cancelled between 30-60 days before check-in
- No refund if cancelled less than 30 days before check-in, except as required by law

Payment terms
The $1250 security deposit, $275 cleaning fee, rent, taxes, and any other required charges are due according to the payment schedule stated in the lease. Rates are quoted for 4-person occupancy. Additional guests require prior approval and may incur additional charges. Applicable rental taxes are calculated for each lease based on the rental term and the property's taxing jurisdictions. The $275 cleaning fee is nonrefundable. A $50 fee for 2 Temporary Resident IDs (Lifestyle IDs) is available. These IDs provide full resident privileges, including access to all recreation centers and pools, discounted golf fees, and discounts at local venues. Accepted payment methods: Zelle, cashier's check, wire transfer, PayPal, Venmo, and Apple Pay. Utilities are included in the rental rate. Electricity is included up to $220 per month. Water/sewer is included based on normal household usage. Any unusually high utility charges resulting from excessive above-tenant usage may be charged to the renter.
Subletting
Subletting, subleasing, or assignment of this rental agreement is strictly prohibited without prior written consent from the landlord. Unauthorized subletting is grounds for immediate lease termination and forfeiture of the security deposit. Short-term vacation rentals (e.g., Airbnb, VRBO) are not permitted under any circumstances.
