Check-in is at 3:00 PM and check-out is 10:00 AM on the last day of rental. Guests shall return all keys, garage door openers, and golf cart keys at departure. Replacement charge of $50 per item for any lost keys or openers. No smoking anywhere on the property including the lanai and garage. The Villages is an active 55+ Senior Community. Young visitors (under 19) are welcome for limited stays per community guidelines. Quiet hours are from 10:00 PM to 8:00 AM. Please be respectful of neighbors. No parties, events, or gatherings exceeding 6 guests without prior written approval. Pool use is at your own risk. No glass near the pool. Please shower before entering the pool. Pool hours are 8:00 AM to 10:00 PM. Hot tub use is at your own risk. Maximum 4 persons at a time. Please shower before use. Replace the cover after each use. Golf cart is for use within The Villages only. All drivers must be 18+ with a valid driver's license. Golf cart must be plugged in after each use. Garbage and recycling must be placed at the curb by 6:00 AM on scheduled pickup days. Report any maintenance issues or property damage immediately to the landlord.

  • 50% refund of rent only if cancelled at least 60 days before check-in
  • No refund of rent if cancelled less than 60 days before check-in
  • Cleaning fee and Resident ID fee are non-refundable
  • Security deposit returned (less any damages per FL §83.49)
  • No refund for early departure
  • Owner may offer credit toward future dates if unit is re-rented, at their sole discretion
Payment terms

Upon contract signing, a $2000 Security Deposit and a $250 Cleaning Fee are due. Full rental amount is due 60 days prior to the rental start date. Rates are quoted for 6-person occupancy. Additional guests require prior approval and may incur additional charges. Rates do not include 7% Florida Tourism Tax (applicable if rental period is less than 6 months). All utilities are included in the rental rate. The $250 Cleaning Fee is non-refundable. A $50 fee for 2 Temporary Resident IDs (Lifestyle IDs) is available. These IDs provide full resident privileges including access to all recreation centers, pools, discounted golf fees, and discounts at local venues. All payments are to be made via certified check or electronic transfer. Personal checks are not accepted.

Subletting

Subletting, subleasing, or assignment of this rental agreement is strictly prohibited without prior written consent from the landlord. Unauthorized subletting is grounds for immediate lease termination and forfeiture of the security deposit. Short-term vacation rentals (e.g., Airbnb, VRBO) are not permitted under any circumstances.
