Lease & Document Signing

Send lease agreements, collect electronic signatures, and verify renter IDs — all online. No printing, no mailing, no scanning. Purpose-built for rental owners in The Villages.

What Is Electronic Lease Signing?

Electronic lease signing means your renter can read and sign your lease agreement on their phone, tablet, or computer — without printing a single page. You create the lease online, your renter receives it by email, and they sign it with a click. Both of you get a copy of the signed lease as a PDF, automatically.

If you have been printing leases, mailing them to your renter, waiting for them to sign and mail them back, then scanning the signed copy to keep on file — this replaces all of that. The entire process takes about five minutes instead of five days.

Think of it this way: your renter lives in Michigan, you live in Ohio, and your rental home is here in The Villages. Getting a lease signed used to mean printing, mailing, scanning, and praying nothing gets lost in the mail. Now it takes five minutes and everyone has a signed copy on their phone.

How It Works

Four Simple Steps to a Signed Lease

From start to finish, the entire process takes about five minutes. Here is exactly what happens:

1

Create Your Lease from Our Villages-Specific Template

We provide a lease template written for Villages rentals — seasonal, snowbird, and annual. It covers the clauses that matter here: golf cart policies, amenity access, HOA rules, and more. Just fill in your property details and rental terms. You can also paste your own lease if you already have one you like.

2

Add Your Renter's Name and Email

Type in your renter's full name and email address. That's all you need. We handle the rest — formatting the lease, preparing it for their signature, and sending them a secure link.

3

Your Renter Reviews, Verifies Their ID, and Signs

Your renter receives an email with a link to the lease. They read through it at their own pace, upload a photo of their driver's license or passport for identity verification, and sign electronically. No account creation required — they just click, review, and sign.

4

Both of You Receive a Signed PDF Copy Automatically

The moment your renter signs, both of you receive an email with the fully executed lease as a PDF attachment. The signed lease is also saved in your owner dashboard so you can access it anytime — no digging through email or file cabinets.

Is Electronic Signing Really Safe and Legal?

Yes. Electronic signatures have been legally binding in the United States since 2000, when the ESIGN Act was signed into law. Florida has its own electronic signature law as well (the Uniform Electronic Transaction Act). Courts treat e-signatures the same as ink-on-paper signatures.

Over 90% of real estate transactions now use electronic signatures. Title companies, mortgage lenders, and real estate attorneys use them every day. If your renter can click a button and type their name, they can sign a lease.

Your Documents Are Secure

Your lease documents are encrypted and stored securely. Only you and your renter can access them. We do not share your information with anyone. Every signature includes a timestamp and is linked to your renter's verified identity for your protection.

Lease & Documents FAQ

Which plans include lease signing?

Digital lease signing is included with Featured ($399/year) and Spotlight ($599/year) plans. Spotlight plan owners also get custom template support.

Are electronic signatures legally binding?

Yes. Electronic signatures are legally binding under the federal ESIGN Act and Florida's Uniform Electronic Transaction Act (UETA). Each signature is timestamped and tied to a verified identity. Courts across the country recognize e-signatures as equivalent to ink signatures.

Can I use my own lease agreement?

Absolutely. You can paste your existing lease content into a custom template. Spotlight plan owners get priority support for formatting complex templates.

What happens when a renter signs?

You receive an email notification with the signed PDF attached. The lease status updates in your dashboard, and the completed document is archived for your records. Your renter also receives their own copy automatically.

Does my renter need to create an account or download an app?

No. Your renter receives an email with a link. They click it, review the lease, upload their ID, and sign — all in their web browser. No app download, no account creation, no passwords to remember.

What if my renter isn't comfortable with technology?

The signing process is designed to be as simple as possible. Your renter opens an email, reads the lease, and clicks a button to sign. If they can check their email and click a link, they can sign a lease. We also send clear instructions at every step.

How is my lease information kept secure?

All documents are encrypted in transit and at rest. Only you and your renter can access the lease. We do not share, sell, or use your documents for any purpose other than facilitating your lease signing.

Can I send a lease to someone who lives out of state?

Yes — that's exactly what this is designed for. Your renter can be anywhere in the country (or the world). They receive the lease by email, review it on their phone, tablet, or computer, and sign it electronically. No mailing, no faxing, no scanning required.

Stop Mailing Leases Back and Forth

Send, sign, and store lease agreements in minutes — not days. Legally binding, secure, and designed for Villages rental owners. Included with Featured and Spotlight plans.
